Verrado Community Association

If you're about to change anything on the outside of your house, call the VCA first. The Verrado Community Association, Inc. (VCA) is what most neighbors mean when they say the HOA. It's one of three related nonprofits behind Verrado's community life, according to the Main Street at Verrado directory:
| Organization | Its role, in plain terms |
|---|---|
| Verrado Community Association, Inc. | Keeps community standards and the shared landscapes and neighborhood settings in shape |
| Verrado Assembly | Community engagement: volunteering, neighborhood activities, community-wide events |
| Victory District Association, Inc. | Guidelines and amenities for Victory, the 55+ age-qualified district |
The same directory lists the shared community office at 4236 N. Verrado Way, Suite A-201, and says Cohere professionally manages the community. We're a neighbor-run guide, so we can't help with your account, billing or a violation letter; those go to the association.
What to call the VCA about
verrado.com's Visit Verrado page tells residents to contact the VCA about community rules and regulations, design review, billing and maintenance, and it lists a VCA line, (623) 466-7008. In real life that means your assessment account and statements, design review before you change the outside of your home, and questions about community standards, including what a courtesy or violation letter means. It also covers upkeep of the shared landscapes and neighborhood parks, and setting up amenity access for places like Heritage Swim Park and The Center on Main.
Before you repaint, plant or build
Verrado's published Residential Design Guidelines and design review FAQs explain that exterior changes go through the association's design review before work starts. That includes landscaping, pools, patios, shade structures and additions. Those PDFs are several years old, so ask the association for the current guidelines and application before you hire a contractor. Getting a retroactive OK is harder than asking first.
Buying or selling
verrado.com says the VCA uses HomeWiseDocs for the association documents that title and escrow companies order.
Read the governing documents and current assessment figures during escrow. We don't publish assessment amounts here, because they change and vary by neighborhood.
And don't mix up HOA dues with CFD taxes. The association bills your HOA assessment. Community Facilities District charges show up on your Maricopa County property tax bill. They're two separate things.
Who handles what
If you're in Victory, you'll deal with the Victory District Association for Victory-specific rules and amenities, on top of the VCA. Figure out which one applies before you call.
Streets, trash and police are City of Buckeye matters, not association matters. Water isn't an HOA matter either: the Verrado Services utilities page lists EPCOR as Verrado's water provider, and sewer is EPCOR too, from Verrado's own water reclamation plant (EPCOR rates). Our utilities guide has the full list.
Neighbors' common frustrations (fees, enforcement, landscaping) are summarized as anonymous themes, with outbound links, on our honest-side page. It's context, not a substitute for the governing documents. For more background, read our HOA and association basics guide.
For contacts, start with Visit Verrado (contacts) and the verrado.com FAQ, or the Main Street directory: Verrado Community Life listing. Just moved in? Our New resident checklist is next.
