Verrado Community Facilities Districts
Links to official sourceCity of Buckeye special taxing districts (Verrado District 1 CFD and Western Overlay CFD) that finance community infrastructure.
Before you buy, pull the actual tax bill for the parcel and look for the CFD line. It's an easy one to overlook. A Community Facilities District (CFD) is a special taxing district that pays for public infrastructure, things like roads and water lines, in a specific area. Verrado has two that show up in city records: the Verrado District 1 CFD and the Verrado Western Overlay CFD.
Per the city's Verrado District 1 CFD page, District 1 was set up on June 19, 2001, after property owners petitioned the City Council. It can issue bonds repaid by property taxes in the district, and new debt needs approval from voters inside the district. The City Council serves as the district's board. The city also notes that it isn't liable for the district's debt.
Where it shows up on your bill
According to the city, District 1 appears on your Maricopa County property tax statement as "VERRADO DIST 1 CFD." You pay it through the normal property tax process: the county Assessor sets assessed value and the county Treasurer collects the tax. It's an ad valorem levy, meaning it's based on your property's assessed value, not a flat fee.
The Western Overlay CFD works the same general way for properties inside its boundary. Whether your home is in one district or both depends on the parcel, and your tax statement is the quickest way to check.
CFD vs. HOA
They're easy to mix up, so here they are side by side:
| CFD | HOA (Verrado Community Association) | |
|---|---|---|
| Who bills it | Maricopa County, on the property tax bill | The association |
| What it pays for | Public infrastructure bonds | Common areas, standards, community operations |
| Who oversees it | District board (Buckeye City Council) | Association board |
Our HOA basics guide covers the association side.
If you're buying
- Pull the parcel's actual tax bill from the Maricopa County Treasurer and look for the CFD line or lines.
- Ask your title company for current figures on that specific parcel. A neighbor's bill isn't a good estimate.
- Read the city's budget and bond documents. The District 1 page posts yearly budgets, financial reports and a history of bond issues, including a 2023 issuance with an official statement and a feasibility report.
- For older background, verrado.com hosts an early CFD disclosure statement. It's useful for context, but its numbers are not current.
Tax bills, meetings and the full list
2026 tax bills are running late. The Treasurer set the first-half deadline at Nov. 2, 2026; our Maricopa County page has the details.
Because the City Council is the district board, CFD items show up on city meeting agendas. Watch the city's Granicus portal or our Meetings page. The city's CFD overview lists every Buckeye CFD.
Next, open the Verrado District 1 CFD (city) page, the Buckeye CFD overview and the Maricopa County Treasurer. If you're still deciding, our Moving to Verrado guide covers the other costs.
