Verrado Heritage Elementary: lightning hits the gym roof

A lightning strike hit the gymnasium at Verrado Heritage Elementary at about 7:40 a.m. on Sept. 24, shortly before students arrived. No students or staff were hurt. Roof debris landed as far as 25 to 30 feet from the building, and a district official put a possible repair bill near $100,000. The gym stays closed to students until inspections are finished. If your child is at Heritage, watch school messages for when PE and gym events move back indoors.

Verrado Way / Yuma Road: still fully closed, no reopening date yet

The city's latest update says the Verrado Way and Yuma Road intersection stays fully closed to all traffic through fall 2026, with three crews on site and no specific reopening day posted. Work runs along Verrado Way from Yuma Road to Van Buren Street and includes an added lane each way, new signals, street lighting, and utility work. The intersection is also being raised about three feet to cut flooding. The finished layout calls for three through lanes, dual left turns, free-flow right turns, and a 10-foot shared-use path on Verrado Way south of Yuma. Homes, schools, and businesses stay reachable, but some trips need detours. The city project hotline is 602-532-6250.

This updates the timeline in the September 22 roundup. Treat any "open by end of October" date as unconfirmed until the city posts one.

Verrado Marketplace: what's next, per the developer

Vestar, the developer, has published its fall lineup for the 500,000-square-foot center at I-10 and Verrado Way. These are announced dates, not openings. The tenants below stay on the "coming" side of our Marketplace guide until their own pages post hours.

  • The District is set to debut Oct. 15, starting with SALT and Handel's Homemade Ice Cream. Shake Shack is expected mid to late October (news reports say Oct. 15; the West Valley Regional Chamber lists Oct. 20).
  • Safeway (63,500 sq ft) and the Emersa speakeasy are expected in November.
  • Harkins Verrado Theatres and BackLot, OHSO Brewery & Distillery, BJ's Restaurant & Brewhouse, and Tropical Smoothie Cafe are slated for the end of the year.
  • Shops listed as opening in September: Gap Factory, Just Sports, Paramount Hair & Extensions, Pacific Dental Services, and Zara Nails & Spa.

Vestar also says the finished center will have a splash pad, a stage with a large video screen, a half-acre green, and a "Sip & Stroll" program that allows drinks for guests 21 and older in set common areas.

Across Verrado Way in Buckeye Commons, Super Star Car Wash opened at 1100 N Verrado Way and lists free-wash promotions through Oct. 4, with a chamber ribbon cutting on Oct. 13. Super Star Car Wash announcement

Buckeye growth: a 2,771-acre plan north of I-10

On Sept. 22, Buckeye's Planning and Zoning Commission unanimously recommended a master plan amendment and rezoning for The Cascade, a Mattamy Homes community covering 2,771 acres. The plan allows up to 11,600 homes plus 30 to 115 acres of non-residential use. The site sits about two miles north of I-10, between the Bethany Home Road alignment and Thomas Road and between the Turner Road alignment and Sun Valley Parkway. The plan calls for six phased "Villages," a central park of at least 50 acres, and trails toward the White Tank Mountains. The age-restricted section is expected to come first. School sites haven't been named yet. The recommendation still needs a City Council vote.

Festival area: grocery-anchored center moves a step forward

The City Council unanimously adopted a notice of intent (Resolution No. 83-26) toward a performance-based incentive for Festival Marketplace. That's a roughly 115,000-square-foot center with a full-service Safeway, planned for the northeast corner of Canyon Springs Boulevard and Sun Valley Parkway. Under the proposal, the developer could be repaid up to $1.46 million for public infrastructure out of 49% of the center's construction and retail sales tax, and only if it meets performance terms. The notice doesn't approve the deal itself. The final agreement can come back to council no sooner than Oct. 6. The city wants construction to start by June 2027.

Buckeye Airport: a $30 million, five-year plan in public review

The city is drafting a Buckeye Airport Specific Plan covering fiscal years 2026 to 2031, with nearly $30 million in proposed improvements. That includes an estimated $16.17 million air traffic control tower and $5.5 million to extend the runway. About $23 million would come from FAA and ADOT grants. The airport has no tower and no passenger service today, and any bigger role depends on future council approvals and demand. The next community open house is Oct. 14, and a draft plan with formal hearings is planned for November through March.
